Overview:
Radio Park is located on the former Bendix Radio property in Towson. The buildings on site had been expanded many times over a 60-year period, creating a 450,000-sf interconnected maze of warehouses, manufacturing facilities and office space. Complicating any redevelopment proposal, the site was a brown field with asbestos, possible PCBs and known subsurface hazmat contamination. The Maryland Department of the Environment (MDE) monitored any demolition and reconstruction activities.
Over a one-year period A. R. Marani worked with our client developing and pricing various scenarios looking for the solution that fit the budget. The 450,000-sf complex was cut back to 250,000 sf, creating three separate buildings with parking for each building close by. Careful choices of the buildings to remain and the installation of breakaway firewalls in strategic locations eliminated the need for a sprinkler system. Several hundred new windows were cut into the existing walls. The window design allows for a simple swapping of a window for a door, simplifying tenant fit outs.
The result is a modern business park with a fiber optic backbone that includes retail, offices and a restaurant.
