Overview:
The Fairmount III Office Building was to be constructed to blend with the other buildings on the property owned by Heritage Properties, Inc. However, the owner did not wish to use an E I F S finish on the new building as was used on the existing building.
A.R. Marani, Inc. investigated and priced various exterior finishes and determined that a precast concrete could blend well with the existing buildings, but retain a character of its own and still meet the owner’s budget requirements.
A. R. Marani, Inc. determined that the precast walls could be placed on their own footings and be self supporting without adding a heavy load to the steel frame. This eliminated special supports that would have been required for brick or similar materials and saved considerable steel framing costs.
The building was completed on schedule and within the owner’s original budget on an occupied office complex property, ready for the tenant fit-outs.
